Last Updated: October 25, 2011 4:04 p.m. info
LONDON - In 20 of the 25 cities, the houses become more expensive. In September, house prices were on average 2 percent since its low.

Nationally, there is no price recovery. According to figures houses since the summer of 2008 averaged more than 9 percent cheaper. That in the big cities are already visible recovery is due to the rapid population growth.

Conclusion
The third quarter of 2011 shows an increase in the number of transactions by 4% from one year ago. Our region shows a mixed picture, in the Municipality of The Hague are approximately 1.2% fewer homes sold than one year ago. The Delft region also shows a decline in the number of transactions seen by as much as 10.7%. In contrast, 19.3% more Westland homes sold compared to the third quarter of 2010. The suburbs of Leidschendam-Voorburg, Zoetermeer, Rijswijk and Pijnacker-Nootdorp show everyone a slight increase in the number of transactions, only in the church Wassenaar, the number of transactions decreased slightly.
The transfer tax is reduced by 1 July this year which made the NVM decide forecast for the third quarter of 2011 to work on a 10% increase compared to the second quarter. The month of July showed an increase of less than 15% see, however, August and September were particularly downright disappointing.
The consumer was given in September to a negative report about the euro, the cuts around Budget Day, an uncertain financial climate, etc. resulting in delay and in some cases cancellation of a purchase.
Some players have in recent weeks indicated that the effect of reducing the transfer tax is minimal. The NVM contradicts this, if the reduction had not been for our figures were undoubtedly worse unpacked! From the estate is frequently lobbied for the preservation of the transfer tax at 2%. Addition, they also lobbied for the fact that the NHG border after January 1, 2012 to € 350.000, = maintained. Reduction of NHG border known turmoil in the housing market again!
Currently has 37.6% of the total offer for sale more than one year. In addition, 18% more supply compared to the third quarter of 2010. Real price is more important than ever, only those homes that are well priced for sale have a real chance to be sold within two quarters!

Increasing interest in buying homes. According to a survey by ING Economic Office in nearly 56 000 people. Fifteen percent of respondents in its environment more interested to see homes for sale.
According to ING to withdraw the housing market. The agency expects the next twelve months to 25 000 additional homes are sold. The increase in sales, including through the holiday season, however, only visible in the autumn.
Almost half of respondents expect the transfer tax (cut from 6% to 2%) to rise again next year. The housing market will benefit from this expectation, because potential home buyers are a little more hurried than when it is expected that the tax rate will remain low for longer.
The government earlier this month lowered the tax to be paid when buying a house from six to two percent. The measure applies for one year and must strengthen the housing market.
Housing market figures 2nd quarter 2011:
In the second quarter of 2011 are 7.1% more homes sold nationally compared to the 1st quarter (22.726 vs. 21.216 residential homes). If we compare the second quarter compared to 2010, shows that the Netherlands 8.6% fewer homes were sold. Regarding price developments may be noted that there is a slight increase compared to note the previous quarter, 0.7%. The average transaction price in the Netherlands one year ago, compared with 2.2% lower and stands at € 234,000, =. The average selling time has increased compared to one year ago, currently 135 days versus 129 days in the second quarter of 2010.
The Hague City shows an increase of 7.9% more transactions compared to the previous quarter (1,389 homes versus 1,288 homes). T.o.v. one year ago, 12% fewer homes sold. The average transaction price during the past year fell by 1.7% and currently amounts to € 222.000, =. The average sale time is 112 days (was 102 days in the 2nd quarter 2010).
In the region of Delft, a slight increase in the number of transactions compared to the previous quarter, ie 0.6% (193 dwellings in the second quarter 2011 versus 192 homes in the first quarter of 2011). Opposite from one year ago, the Delft region experiencing a downturn in the number of transactions by 13.8%. The Delft market shows a 2.1% increase seen in the second quarter of 2010. We expect an improvement in the market by further stabilisation and reduction of the transfer tax to 2%.
Reduced transfer tax !. The measure of the government to lower the transfer tax for one year to 2 percent, is now officially announced by Minister Donner (Interior). He calls the measure \"the push for the housing market\"
The measure is retroactive to June 15 last. The promise minister Verhagen made a few days back was that \"people with a clear hart to buy a house\" is so true.
The measure is largely financed by a levy on banks. Chairman of the Dutch Association of Banks (NVB) Boele Staal said this morning on Radio 1 that he fears that this is at the expense of lending to businesses and consumers

The housing market seems somewhat to scramble in the fourth quarter of 2010. Nationwide were approximately 17.7% more homes sold than the previous quarter (25,354 vs. 21,543 dwellings housing). In the Haaglanden figure is 13.2% (1,582 dwellings in the
Fourth quarter of 2010 versus 1,398 homes in the third quarter). The average transaction price in the Netherlands stands at € 230,000, =, the average duration is 136 days. The average transaction price amounts to € 220,000 in The Hague, = and remains stable from one year ago with a slight decrease of 0.3%.
In the Delft region are approximately 5.4% more homes sold than in the third quarter of 2010 was the case. The average transaction price is € 222,000, limited = decreased compared to one year ago (-1.8%). The average duration is here now 116 days.
The Westland region shows a significant increase in the number of transactions in comparison to the third quarter of 2010, with no less than 43% more homes were sold (197 homes versus 138 homes). The average transaction price is currently € 257,000, and with = 0.4% increase over one year ago. The average duration is 143 days.
For municipalities Rijswijk, Wassenaar, Zoetermeer, Leidschendam-Voorburg and Pijnacker-Nootdorp, the housing figures are as follows.
Rijswijk
In 2010 in Rijswijk 444 homes sold (461 dwellings in 2009). The average transaction price is € 196,000, = with a maturity of 137 days.
Wassenaar
In 2010 in the town of Wassenaar substantially more homes sold than in 2009;
195 homes versus 150 homes. The average transaction price is € 679,000, = with a maturity of 148 days.
Zoetermeer
In 2010 in the town of Zoetermeer 731 homes sold 885 homes in 2009. The average transaction price is € 189,000, = with a maturity of 121 days.
Leidschendam-Voorburg
In 2010 in the municipality of Leidschendam-Voorburg 813 homes sold
774 homes in 2009. The average transaction price is € 246,000, = with a maturity of 101 days.
Pijnacker-Nootdorp
In 2010 in the municipality Pijnacker-Nootdorp 202 homes sold versus
236 homes in 2009. The average transaction price is € 273,000, = with a maturity of 179 days.
Conclusion
The housing market shows a slight upturn seen that consumer confidence appears to have over one year ago. Has been clarified about the mortgage interest deduction and economic policy. In total, the Netherlands in 2010 approximately 128,000 homes were sold, this is a similar level to 2009. Concern over the fact that the number of homes for sale continues to grow and currently has around 193,000 homes offering. These were at the beginning of the crisis approximately 97,000 homes. We also observe that especially in the homes for more than one year for sale, a significant price reduction is necessary to get the house actually sold.
NVM-2011 for any real recovery, but slightly declining rates with the number expected home sales to remain steady. The financing and the accompanying affordability is a concern for the coming year. The more stringent standards in the mortgage and the fact that the borrowing capacity of consumers has fallen, affected the average consumer next year less to obtain mortgage.
The affordability of housing in recent years greatly improved, consumers choose from a wide range of good and often discounted homes. Combined with the fact that there is still a low mortgage, in 2011, it remains attractive for a buyer to purchase a new home. The practice is that the average consumer about 20% less housing than was the case two years ago for a similar property.
